Brock and Scott, PLLC, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on January 15, 2026, sell at public outcry to the highest bidder for cash at the main courthouse entrance of Chambers County, Alabama, within the legal hours of sale, the following described property:

Lot No. 8, Block No. 2, of the Shawmut Mill Village, according to a plat prepared by Clarence J. White, Jr., Engineer, recorded in Map Book 3, Pages 20-22, in the Office of the Judge of Probate of Chambers County, Alabama.

Subject to restrictions, easements and rights of way of record.

This being the same property conveyed to Stephanie Chappell by that certain deed dated June 20, 2008, recorded in Document Number 2008-3047, in the Office of the Judge of Probate of Chambers County, Alabama.

The debt secured by said Mortgage has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Mortgage. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Mortgage and by law, including attorney’s fees.

This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the Office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances. Programs may also exist that help persons avoid or delay the foreclosure process. An attorney should be consulted to help you understand these rights and programs as a part of the foreclosure process.

To the best knowledge and belief of the undersigned, the party in possession of the property is Summer Nelson or tenant(s); and said property is more commonly known as 2009 23rd Dr, Valley, AL 36854.

The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the mortgage and (3) any right of redemption or other lien not extinguished by foreclosure.
